A 4 BHK in Paryavaran Complex is worth the rent only when four people need a closed room on a normal night. The real product is a builder floor of about 2,100–2,475 sq ft with four showers. Asking rent for that floor sits between ₹59,000 and ₹82,000 a month. Semi-furnished family floors are usually quoted at ₹59,000–₹75,000. Furnished floors, and a renovated floor in Block A with a marked bay, push toward ₹75,000–₹82,000.
An 1,800 sq ft card with three baths uses the same label and should not use the same budget. It is a large 3 BHK with an extra door. If nobody sleeps in room 4 through the week, start on the 3 BHK page. Schools, the Garden of Five Senses, and daily markets are on the locality guide. Walking routes from Saket Metro are on the how to reach page.
Who this page is for?
Most people who type this search are not looking for “more space” in the abstract. They are trying to fit a household into a low-rise floor without moving to a Saket or Malviya Nagar rent.
- Parents live with you. You need four showers and a lift that works. A walk-up third floor fails this household even if the rooms are large. Naag Complex in Block E is the named card: 2nd floor of a building that lists a lift, 4 baths, family only.
- Two children who cannot share. Room 4 has to be a bedroom with a window, not a store off the kitchen. The 1,800 sq ft, 3-bath card in Block B fails this test.
- A helper stays overnight. The fourth room has to be a servant room with a bath, and the agreement has to say the helper is allowed. A verbal yes is how these tenancies go sour.
- Two cars leave on a weekday morning. One marked bay is the minimum. “You can usually find a spot on the lane” is not parking. Two cars need two bays written down.
Leave this page if guests come only on festival weeks. That is a 3 BHK decision, and the 3 BHK guide already prices a family floor at ₹35,000–₹50,000 and a large furnished floor at ₹45,000–₹65,000. Leave it if the search is a couple and a work desk. Leave it if the budget is under ₹40,000. Honest 4 BHK stock does not start there.
Landlords on the 2,475 sq ft cards prefer families. One public 4 BHK ask in the complex has been marked open to bachelors. Treat that as the exception, not the rule. A group of working adults is a weaker fit here than on the smaller BHK pages.
Space: three floors, one label
| Space class | What you are shown | Baths | How it lives | Take it if |
|---|---|---|---|---|
| Labelled 4 BHK | 1,600–1,800 sq ft | Usually 3 | Four doors, one of them tight. Morning queue for showers. | Only if you measure room 4 at 10×10 ft or more, with a window, and you accept 3 baths |
| Working 4 BHK | About 1,980–2,250 sq ft | 4 | A real fourth bedroom. Drawing and kitchen can separate. | This is the default shortlist |
| Large floor | 2,475 sq ft on current cards | 4 | The size Naag Complex and one Block B card both claim | You have seen the tape. Identical area on two buildings is a template until measured |
Sizes on portals mix carpet, built-up, and super built-up. A “2,200 sq ft” super built-up floor can live like 1,800. Ask which figure the broker used.
Public asks that match the working class, not the label: a 220 sq yd (about 1,980 sq ft) semi-furnished 4 BHK with 4 baths, 2nd of 4 floors, one covered bay, listed at ₹60,000; a 2,250 sq ft semi-furnished 4 BHK with 4 baths, one covered and one open bay, listed at ₹59,000; a 1,600 sq ft 4 BHK with an extra room listed at ₹65,000. A furnished 1,980 sq ft 4 BHK with 4 baths has also been listed at ₹75,000 with ₹1,000 maintenance. Those are asks. They show the band. They do not show what the last tenant paid.
The two 2,475 sq ft cards on this site, Block B unnamed and Naag Complex in Block E, may share a brochure number. Carry a tape.
Budget: what each band is for
| Monthly ask | What you can expect | What you should not expect |
|---|---|---|
| Under ₹40,000 | A mislabelled large flat, or a 3 BHK | Four real bedrooms |
| ₹59,000–₹65,000 | Entry real floor. Semi-furnished, 4 baths, often one bay. The ₹59,000 and ₹60,000 portal asks sit here | A renovated Block A floor with two covered bays |
| ₹65,000–₹75,000 | The family default. Better finish, or a larger working floor. The ₹75,000 furnished ask sits at the top of this band | Society-style amenities |
| ₹75,000–₹82,000 | Furnished, or Block A, or a floor with two usable bays | A discount because the complex is “not Saket” |
Add maintenance before you compare. The Naag Complex card lists ₹2,000 a month. The ₹75,000 furnished ask listed ₹1,000. A private lift and guard can sit above that. Electricity is BSES and metered. Water is usually DJB with a boring backup. Neither is inside the rent.
Deposit on the Naag Complex card is one month. Furnished floors sometimes ask two. Agreement is normally an 11-month leave and licence. A lock-in longer than two months is a poor trade on an old building you have not lived through a monsoon in.
Semi-furnished is the sensible default. A family moving a 4 BHK already owns beds. Fully furnished is worth the gap only if four rooms have ACs, not two. An empty fourth room with a ceiling fan is not a furnished 4 BHK. Furnishing types across the complex are compared on the semi-furnished and fully furnished pages. The 4 BHK rule is the four-AC test, not the sofa.
Commute: the 4 BHK version
Saket Metro, Yellow Line, Gate 2, is about 0.8–1.5 km from the complex, roughly 7–15 minutes on foot depending on the block. An auto from Gate 2 via Westend Marg is about 5 minutes and usually ₹20–40. A shared e-rickshaw drops at Bikaner Sweet India on IGNOU Road, which is the main gate for Blocks A and B. Route detail lives on the how-to-reach page. What changes for this household is who has to make the trip.
If one person takes the Yellow Line to Gurugram, AIIMS, or central Delhi, Block A or B shortens the walk. That is the only commute reason to pay the Block A premium. If a grandparent lives here, they will not walk 12 minutes to the metro. Budget the auto, or do not sell them the metro as a benefit.
If two cars leave at 9 a.m., IGNOU Road is the constraint, not the metro. Watch the lane once on a weekday morning before you pay a token. A floor with one bay means the second car is in that queue, on the street. Inner blocks are quieter after evening. They are also a longer walk and a slower car exit. Pick one. You do not get both at a 4 BHK rent.
School runs are by car or auto for most of these households. Do not choose the floor because a listing says “schools nearby.” Confirm the actual school on the locality guide, then time the drive from the block you are about to take.
Building, not society
Paryavaran Complex is not a gated high-rise society. It is an older DDA pocket, mostly 2 and 3 BHK in the original stock, with later builder floors on the same streets. A 4 BHK is almost always that later floor. “Society” here means the building: lift or no lift, CCTV or a guard who sits downstairs, visitor parking or a lane.
Naag Complex, Block E, is the only named 4 BHK on the current cards. 2,475 sq ft, 4 baths, semi-furnished, 2nd floor, east facing, marble, modular kitchen, lift, CCTV, 24-hour water, terrace, visitor parking marked, family only, maintenance ₹2,000, deposit one month, electricity and water extra. That is a building. It is not a clubhouse.
The Block B 2,475 sq ft card has no building name. Do not shortlist it from the sofa. An unnamed 4 BHK is a visit. Block A is where a renovated large floor and a real bay are more likely, and where the ask is highest. Blocks C and D are not a 4 BHK market. Block C’s own guide puts a “4 BHK” at 1,700 sq ft from ₹36,000, which is the labelled product. Block J is not where this search should wait. Full block character is on the best block guide.
Ground and first floors in this pocket can be damp. A 2nd floor with a tested lift is the better default if parents live here. Upper floors without a lift are a different flat, however large the rooms are.
Four situations, and the floor that fits
Parents plus a couple, one car. Shortlist Naag Complex and any Block B floor you can name. Four showers, lift tested, one bay on the draft. Budget ₹59,000–₹75,000 plus ₹2,000 maintenance.
Two children in separate rooms, both parents working, one metro commute. Working 4 BHK, 4 baths, Block A or B if the walk matters. Do not take 1,800 sq ft to save ₹8,000. The saved rent becomes a child in the living room after dinner.
Helper overnight and two cars. You need a servant room with a bath and two bays. If the card says “both parking available,” get bay numbers. This is the top of the band for a reason. If the second bay is the lane, keep looking.
Just shifted, no furniture, four ACs already in. Furnished, ₹75,000–₹82,000, only if you have checked that room 4 has an AC. Otherwise buy the semi-furnished floor and the ACs. You will own them at the end of the year.
How to Choose the Right 4 BHK in Paryavaran Complex?
These floors are few. A second vague visit wastes the only day the landlord will hold.
- Visit during different times of the day to assess traffic, parking, and overall neighbourhood feel.
- Prefer Block A for best connectivity or Blocks B and E for better value and space.
- Inspect building age, recent renovations, and overall maintenance quality.
- Measure room 4. Under 10×10 ft, or no window, and it is a 3 BHK.
- Count showers, not taps.
- Stand in the servant room if there is one.
- Parking: bay number, covered or open, one or two.
- Test the lift. Naag Complex lists one. A listed lift that stalls is not a lift.
- Run the kitchen tap and the furthest shower together.
- Ask what tripped last summer if you will run four ACs.
- Thoroughly check number of bathrooms, water supply (DJB + boring), electricity connection, lift functionality, and parking.
- Negotiate rent and lock-in period. Speak with current tenants for honest feedback.
- Confirm landlord’s preference for large/joint families before making any payment.
- Five minutes with a current tenant on repair speed. Then token.
Photograph existing seepage and attach it to the draft. Token money waits until room 4, the bath count, and the bay are written down.
Advantages & Pros of Renting 4 BHK in Paryavaran Complex
- Maximum Space for Large Joint Families: 4 bedrooms with 3–4 bathrooms provide excellent privacy and comfort for joint families or families with frequent guests.
- Premium yet Value-Driven Option: Offers significantly more space than 3 BHK at rents that are still lower than comparable units in core Saket or Malviya Nagar.
- Excellent Metro Connectivity: Saket Metro (Yellow Line) is within easy walking distance from most blocks.
- Green & Peaceful Surroundings: Close to Garden of Five Senses and tree-lined internal lanes. Inner blocks remain calm after evening hours.
- Strong Daily Convenience: Schools, hospitals, markets, and malls are all within short distance.
- Good Amenities in Select Buildings: 24×7 water (DJB + boring), BSES electricity, lifts, security/CCTV, and occasional power backup or covered parking.
Cons & Challenges to Consider
- Very Limited Inventory: 4 BHK options are rare in Paryavaran Complex. Good properties get taken quickly.
- Higher Rental Cost: Expect to pay 40–70% more than a 3 BHK for the extra space and bathrooms.
- Traffic on IGNOU Road: Peak-hour congestion is common on the main approach road.
- Variable Building Quality: Most 4 BHK units are builder floors. Always inspect plumbing, electricals, and overall maintenance.
- Parking Limitations: Dedicated car parking is available only in select buildings.
Questions people ask before they visit
What is the rent for a 4 BHK in Paryavaran Complex?
A real 4 BHK, about 2,100–2,475 sq ft with 4 baths, asks ₹59,000–₹82,000 a month as of October 2026. Family semi-furnished floors cluster at ₹59,000–₹75,000. An 1,800 sq ft card with 3 baths is a different product.
Is under ₹40,000 realistic?
No. That budget is a large 3 BHK, or a mislabelled card.
Which block has 4 BHK stock?
B and E on current cards. Naag Complex in E is the named one. A only if a large floor is actually free. C, D, and J are not where this search should wait.
Are four bathrooms normal?
On the real product, yes. The 2,475 sq ft cards have 4. The 1,800 sq ft card has 3.
How far is Saket Metro?
About 0.8–1.5 km from Gate 2, 7–15 minutes on foot, or a 5-minute auto. A grandparent will use the auto. Route steps are on the how-to-reach page.
Can a joint family and a helper both stay?
Families are the preferred tenant. A helper needs a written yes and a room that is actually a servant room.
Is parking included?
Often offered, not always two cars. Get the bay on the agreement. The Naag Complex card says parking is available.
What about water and electricity supply?
Most properties have DJB water with boring backup and BSES electricity connection. Some buildings also offer power backup.
Rent the 4 BHK if someone sleeps in room 4 at least five nights a week, the room has a window, there are four showers, and at least one bay is on the draft. If any of those fail, the better page is the 3 BHK guide. Cards under this heading should be 4-bedroom floors inside Paryavaran Complex. Anupam Enclave and Saiyad-ul-Ajaib lanes are different listings.
