ApnaParyavaran.in is a hyper-local technology-based property listing and discovery platform focused exclusively on rental properties in Paryavaran Complex and surrounding areas in South Delhi.
The platform’s role is strictly limited to:
- Allowing property owners and independent real estate agents to publish rental listings
- Allowing users to view listings and directly contact the listing provider
ApnaParyavaran.in does not participate in, manage, control, verify, or conclude any rental transaction.
2. No Brokerage, No Transaction Involvement
ApnaParyavaran.in is not a real estate broker, dealer, consultant, or intermediary under property or rental laws.
We do not:
- Negotiate rent, deposits, or terms
- Collect or process rent, brokerage, or security deposits
- Draft or validate rental agreements
- Guarantee possession, pricing, or availability
All transactions, agreements, and communications occur independently between users (owners/agents and prospective tenants).
3. Relationship With Agents & Owners (Critical Clarification)
Independent real estate agents and property owners are permitted to register and list properties on the platform for visibility and lead generation purposes only.
Although they may be registered users:
- They are not employees, partners, representatives, or authorized agents of ApnaParyavaran.in
- They have no authority to act or speak on behalf of the platform
- Their actions, commitments, representations, and any brokerage charges are entirely their own responsibility
Any terms, conditions, commissions, promises, or agreements between agents/owners and tenants are strictly private arrangements. ApnaParyavaran.in has no role, responsibility, or liability in such dealings.
Listing on the platform does not imply endorsement, certification, verification, or recommendation of any agent, owner, or property.
4. Property Owners’ & Agents’ Responsibility
Persons listing properties on ApnaParyavaran.in confirm that:
- They have the legal authority to rent the property
- The information provided (including photos, size, features, pricing, and availability) is accurate to the best of their knowledge
ApnaParyavaran.in does not verify ownership, title, legality, documents, or the accuracy of listings.
5. User Due Diligence Obligation
All users (tenants, owners, and agents) are solely responsible for:
- Verifying identities and credentials of the other party
- Physically inspecting the property
- Verifying ownership, documents, society rules, and legal clearances
- Understanding applicable rental laws and local regulations in Delhi
The platform provides no assurance, guarantee, or warranty of any kind regarding properties or users.
6. Listing Content Disclaimer
All listings, images, descriptions, prices, sizes, and availability details are provided by users.
ApnaParyavaran.in shall not be liable for:
- Fake, misleading, or inaccurate listings
- Duplicate or outdated information
- Errors in pricing, location, or property details
We reserve the right (but not the obligation) to remove any listing without prior notice.
7. Payments & Financial Risk
ApnaParyavaran.in does not handle or facilitate any financial transactions.
Any payment (rent, deposit, brokerage, etc.) made between users is done:
- Outside the platform
- At the user’s own discretion and risk
The platform bears zero responsibility for fraud, non-delivery, non-refunds, losses, or disputes arising from such transactions.
8. Property Visits & Personal Safety
Property visits and meetings are arranged directly between users.
ApnaParyavaran.in is not responsible for:
- Any physical injury, theft, loss, harassment, or misconduct during visits
- Property damage during or after viewings
Users are strongly advised to exercise caution, inform someone about their visit, and meet in safe/public ways when possible.
9. Prohibited Use
Users must not:
- Post false, illegal, defamatory, or misleading content
- Impersonate others or create fake listings
- Use the platform for any unlawful activity
- Harass other users or attempt to manipulate the platform
Violation may result in immediate suspension or permanent removal of the account and content.
10. Limitation of Liability
To the maximum extent permitted by law, ApnaParyavaran.in, its owners, and affiliates shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from:
- Use of the platform
- Any rental transaction or dispute between users
- Inaccuracy of listings or user conduct
- Financial loss, emotional distress, or legal claims
Use of the platform is entirely at your own risk.
11. Indemnification
You agree to indemnify and hold harmless ApnaParyavaran.in, its owners, team, and affiliates from any claims, losses, damages, liabilities, and legal expenses arising from:
- Your use of the platform
- Your interactions with other users
- Your violation of these Terms & Conditions
- Any content you post
12. Suspension & Termination
We reserve the right to suspend, restrict, or terminate your access to the platform at any time, without notice, at our sole discretion.
